         Das zu beplanende Grundstück umfasst den westlichen Teilbereich des allgemeinen Wohngebiets WA 11(1) im 1. Realisierungsabschnitt des neuen Münchner Stadtteils Freiham Nord und liegt exponiert am Kreuzungspunkt der künftigen Hauptverkehrsachse des Quartiers, der „Aubinger Allee“, und dem südlichen, der beiden „Grünfinger“. Freiham Nord soll als neues Stadtquartier im Münchner Westen bis zum Jahr 2040 Platz für insgesamt über 8 000 Wohnungen und mehr als 20 000 Einwohner bieten.

         Die Entwicklung des Quartiers wird durch den Bebauungsplan mit Grünordnung Nr. 2068 der Landeshauptstadt München geregelt. Die GEWOFAG Wohnen GmbH wird im nördlichen Bereich des neuen Münchner Stadtteils Freiham Gebäude für Wohnungen mit Tiefgarage sowie Gewerbeeinheiten mit insgesamt gut 13 100 m2 Geschossfläche errichten.

         Im Baugenehmigungsverfahren ist eine Geschossflächenmehrung um etwa 10 % (ca. 1 300 m2) auf rund 14 400 m2 angestrebt. Im Erdgeschoss sind auch Gewerbeflächen vorgesehen. Das Baugrundstü.
