         Mindestens vergeben wird die Leistung gemäß § 34 HOAI (Leistungsbild Objektplanung Gebäude) Leistungsphasen 5 bis 8 (ganz oder teilweise).

         Vertragsgrundlage wird das der Einladung zum Verhandlungsverfahren beigelegte Vertragsmuster des Auftraggebers.

         Der Realisierung des Projektes liegt ein begrenztes Budget und Finanzierung zugrunde. Die Wirtschaftlichkeit des gesamten Projektes muss gegeben sein. Dies kann den Umfang der Leistungen einschränken. Nur wenn die wirtschaftlichen Rahmenbedingungen gesichert sind und der Auftraggeber nach seinem billigen Ermessen die Wirtschaftlichkeit der Projektrealisierung für gegeben ansieht, wird der Auftraggeber weitere Leistungen vergeben.

         Die städtische Wohnungsbaugesellschaft GEWOFAG Wohnen GmbH beabsichtigt, auf 2 Grundstücken der ehemaligen Prinz-Eugen-Kaserne in München-Bogenhausen (WA 07 und 11) günstigen Wohnraum zu bauen und soziale Einrichtungen zu realisieren. Unter Einhaltung der aktuellen Bauvorschriften sollen geförderte Wohnungen nach den Modellen KomproB, EOF, München Modell Miete sowie freifinanzierte Wohnungen (KMB) geplant werden. Das Gebäude soll den Standard KfW Effizienzhaus 70 (EnEV 2009) oder einen vergleichbaren Energiestandard nach EnEV 2014 erfüllen. Während der Planung ist auf eine intensive Abstimmung mit allen an der Planung und Nutzung Beteiligten, sowie auf die Einhaltung der GEWOFAG-Planungsvorgaben Wert zu legen. Schon im Planungsprozess ist ein besonderes Augenmerk auf eine wirtschaftliche Umsetzung der Maßnahme zu legen.

         Insgesamt sind auf den beiden Grundstücken (ca. 16 200 m2 GF) folgende Nutzungen geplant:

         – 130 Wohneinheiten,

         – 1 Kita in WA 7,

         – 2 betreute Wohngruppen in WA 7,

         – 1 Stützpunkt Wohnen im Viertel in WA 7,

         – 3 Gewerbeeinheiten an der Cosimastraße in WA 11 West,

         – 1 Nachbarschaftstreff in WA 11 West,

         – 2 Tiefgaragen mit insgesamt 98 Stellplätzen.

         Der Baubeginn ist ca. für das 1./2. Quartal 2018 vorgesehen, die bauliche Fertigstellung ca. für das 1./2. Quartal 2020.
