         Die Poliklinik gGmbH Chemnitz beabsichtigt mittels Erbbaurecht auf der Liegenschaft der Klinikum Chemnitz gGmbH den Neubau des Sozialpädiatrischem Zentrum (SPZ) inklusive angegliederten Frühförderbereich zu errichten.

         Im Rahmen der Masterplanung des Campus Klinikum Chemnitz, ist dem Neubau ein Baufeld mit einer Abfallenden Baufläche von ca. 2,5 m zugewiesen. Der L-förmige Gebäudekomplex soll aus drei Gebäudeteilen bestehen. Das Gebäude ist nicht unterkellert mit 3 Vollgeschossen sowie einem nicht ausgebautenb Dachgeschoss projektiert.

         Der Neubau soll sich in ein Gebäudeensemble auf dem Klinikcampusgelände mit denkmalgeschützten Bestandsgebäuden einfügen. Die Infrastruktur des Klinikgeländes ist bei der Planung und baulichen Realisierung zwingend zu berücksichtigen.

         Bei der Baustelleneinrichtung, insbesondere der Umzäunung der Baustelle, wird auf die besonderen Anforderungen durch die Lage mit abfallenden Gelände hingewiesen. Ebenso ist auf die die Lärmschutzinteressen des Campus im laufenden Klinikbetrieb Rücksicht zu nehmen. Sämtliche Patientenströme und Logistikprozesse sind während der gesamten Baumaßnahme zwingend störungsfrei Aufrecht zu erhalten. Es finden auf dem Klinikcampusgelände zeitgleich weitere bauliche Maßnahmen statt.

         Eine erste Flächenermittlung für das Neubauprojekt beläuft sich auf etwa 17 784 m³ BRI bzw. 4 486 m2 BGF und 3 815 m2 NGF auf drei Etagen inklusive dem nicht ausgebauten Dachgeschoss.

         Für den Neubau werden Gesamtkosten der KGR 200 bis 700 in Höhe von rund 9,48 Mio. EUR brutto projektiert.

         Es wird eine Baukostenobergrenze vereinbart. Für das Projekt werden Fördergelder beantragt. Es ist eine Entwurfsunterlage-Bau (EW-Bau) zu erstellen ist.

         Für die Planungsaufgabe wurde im Vorfeld des VgV-Verfahrens ein Förderantrag auf Basis einer Vorplanung erstellt. Die Antragsunterlagen werden im Rahmen der zweiten Stufe des VgV-Verfahrens zur Verfügung gestellt. Ebenfalls in der zweiten Stufe des VgV-Verfahrens sind ein beim Auftraggeber hinterlegtes Pflichtenheft und ein Projekthandbuch zu berücksichtigen.

         Beginn der Planungsleistung ist voraussichtlich Anfang Januar 2018. Im Anschluss ist unmittelbar mit der Erbringung der Stufe 1 Leistungsphase 1 zu beginnen. Beginn der Baumaßnahme soll im 1. Quartal 2019 sein.

         Das neue Gebäude soll Ende 4. Quartal 2020 an die Nutzer übergeben werden.
